Q. Over the course of 12 long years, you’ve dedicated yourself to a single field and built unparalleled expertise.
I’m curious about the very beginning—the starting point that shaped the Andy Son we know today!
Could you please tell us what specifically prompted you to enter the real estate industry and begin your career in 2014?
A. I saw real estate as more than buying and selling property. It can change how someone lives and plans their finances. At the time, clients had plenty of listings to browse. What they lacked was a clear way to decide which option truly fit their needs.

I wanted to do more than show people more homes. I wanted to understand their budget, lifestyle, and future plans, then help them define the right criteria.
Since starting in 2014, I have used data and firsthand experience to find the right options for each client instead of pushing one standard answer.

Q. How do you see the current real estate market in Irvine and Orange County?
We’d love your perspective as an expert.
A. The current market is hard to label as simply a buyer’s or seller’s market. High mortgage rates have increased the burden on buyers. Yet well-located, well-priced homes still draw strong demand. Homes priced above market expectations, or those with less desirable lots or condition issues, are taking longer to sell and seeing price cuts.
As of May 2026, Irvine’s median sale price was about $1.52 million, down 4.5% year over year. Homes took an average of 42 days to sell. On average, they sold about 1.5% below list price, while the most desirable homes still moved quickly. Orange County home values continued to rise modestly year over year. Results can vary sharply from one property to the next, even within the same area.
That is why property-level details matter more than the city’s overall price trend. Community, lot, home condition, and actual offer competition must be assessed separately. Buyers do not need to rush into every home. Sellers should not price solely from past record sales. This is a time to read each property’s location and competitive position, then tailor the strategy.

Q. Can you share a time when a client was ready to move forward, but you recommended a different choice for their sake?
A. I think of a client who was shopping for a new construction home in Irvine. They loved the layout and interior and wanted to sign right away. But I saw a few concerns. I expected road noise behind the homesite. The area’s development plans also made it a location they might regret over time.
It would have been easier for me to move ahead because the client wanted the home. Instead, I advised them to pause. I told them, ‘You can always change the interior, but you can never change the location.’ They trusted my advice and walked away. Later, they found a much better lot in the same community, with more privacy and far better natural light.
I become especially thorough with new construction. I check the distance from roads, noise, sun exposure, spacing between homes, and future changes in the neighborhood. During negotiations, I look beyond the price. I also review lot premiums, builder credits, and every closing cost.
One principle guided me through that transaction:
It matters more to avoid a location flaw you can never change than to keep from missing a home you like today.

Q. Your sincerity and willingness to think years ahead for your clients really come through.
With those principles in mind, how would you like clients to remember you?
A. I want to be remembered not simply as the agent who closed the deal, but as a partner who offered honest, accurate guidance at the moments that mattered.
It is important to explain a home’s strengths. But if a home has hidden risks, clients deserve to know.
I should also be able to say, ‘This is not the right time to buy,’ when needed. That is the responsibility of a real estate professional.
I also do not want the relationship to end when the contract closes.
I want to be the person clients think of first and feel comfortable calling.
That could be for a small issue after move-in, a future rental or sale, or a new investment plan.
Real estate is not a one-time transaction.
It is an important journey tied to a client’s life. I will put long-term satisfaction ahead of short-term results.
I will keep building trust through honest advice and responsible support.
Above all, I hope clients remember that I was genuinely there for them throughout their real estate journey.
