Florida and Coastal California Dominated June’s Most Expensive Home Sales
Every home in June’s top 10 sold for more than $30 million, with waterfront properties and established luxury enclaves accounting for nearly all of the month’s biggest transactions.
The most expensive home sales of June 2026 were concentrated in two regions: coastal Florida and Southern California. A waterfront estate in Manalapan, Florida, led the national ranking with a sale price of $70.9 million, followed by a Beverly Hills compound that sold for $47 million.
Florida accounted for six of the 10 transactions, while California accounted for the remaining four. Four properties sold for more than $40 million, and every home on the list changed hands for at least $32 million. The results show that the ultra-luxury segment continued to reward scarce coastal locations, privacy and large-scale properties in internationally recognized markets.

What the June Rankings Reveal
Waterfront scarcity remained the clearest common feature. Manalapan, Palm Beach, Bal Harbour, Coral Gables, Newport Coast and Carpinteria all offer some combination of ocean frontage, protected views, large lots and limited inventory. At the highest price points, buyers are often paying for a location that cannot easily be replicated, not simply for the size or condition of the home.
The list also highlights the continuing strength of established luxury enclaves. Beverly Hills and West Hollywood represent the Los Angeles market, while Newport Coast adds Orange County to the ranking. In Florida, the transactions stretch from Palm Beach County to Miami-Dade County, showing broad demand across South Florida’s most exclusive communities.
At the same time, these transactions should not be treated as a direct measure of the overall U.S. housing market. Ultra-luxury sales involve a small number of highly distinctive properties and buyers whose decisions are less dependent on conventional mortgage affordability. The rankings are most useful as a view into where trophy-home demand and capital are concentrating.

A Market Led by Florida
Florida holds seven of the 10 most expensive U.S. sales recorded through June, including the $170 million Indian Creek transaction that remains the year’s largest. Manalapan alone appears three times in the year-to-date ranking. California and New York continue to produce major sales, but South Florida has been the dominant geography for the highest-priced transactions in 2026.
For buyers and sellers outside the ultra-luxury segment, the broader lesson is geographic rather than price-based: properties with rare location advantages can follow a different demand pattern from the surrounding market. Even when affordability pressures affect typical home sales, scarce waterfront and trophy properties may continue to attract buyers with substantial liquidity.
